POSITION PURPOSE
The Senior Financial Analyst will support a top producing office/industrial investment sales team, performing various analytical responsibilities.
ACCOUNTABILITIES
Responsibilities may include the following:
- Analyze and evaluate rent rolls and operating statements of properties being considered for sale to determine feasibility and valuation
- Prepare pro forma statements and projections which accurately reflect past history of properties, as well as current and projected future market conditions
- Prepare discounted cash flow analyses for various income producing properties
- Research, analyze, and evaluate market feasibility for various real estate transactions
- Review and summarize tenant leases and articulate issues/concerns in a clear and effective manner
- Convey all particulars of a transaction (financial projections, market/location assessment, asset profile/positioning, tenant analysis, etc.) in formal written format, for marketing materials presented to clients
- Assist in the preparation of final marketing materials and underwriting for sales transactions
- Articulate findings (both pros and cons) of a transaction to team members in a professional, thorough manner
- Assist in conducting site inspections and property tours
- Assist in collecting and evaluating required due diligence for sales transactions; make necessary inquiries to clients to ensure that required information is provided in a timely and effective manner
- Collaborate with partnering brokers, leasing, and research professionals to obtain real-time and relevant insights to incorporate in valuations, proposals, and marketing materials
MINIMUM REQUIREMENTS
- 2-3 years of relevant real estate experience preferred, or similar combination of education and experience
- Bachelor's or master's degree - Business or Finance preferred
- Experience in Microsoft Excel and Argus Enterprise modeling (preferably office and/or retail)
- Deep commercial real estate knowledge, understanding of commercial lease economic, and ability to create/interpret complex financial models
- Familiarity with Southeast commercial real estate markets preferred
- Exceptional analytical skills and attention to detail
- Strong math and advanced research skills
- Excellent oral and written communication skills
- Strong organizational skills with the ability to prioritize and manage multiple projects in a timely and thorough manner - delegating, training, reviewing, and managing as necessary
- Ability to thrive in a fast-paced, demanding environment - putting in the hours to meet firm deadlines and expectations
PHYSICAL REQUIREMENTS
- Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day
- May involve periods of standing, such as operating at a copier/printer/scanner
- Regularly required to talk, hear, and use hands and fingers to write and type
- Ability to speak clearly so others can understand you
- Ability to read and understand information and ideas presented orally and in writing
- Ability to communicate information and ideas in writing and orally so others will understand
- Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
