Founded in 2004, Brilliant Corners provides innovative housing and housing-related services to California's most vulnerable individuals, with an emphasis on those transitioning from, or at risk of, homelessness or institutionalization. We develop, own, and manage multi-family supportive housing and licensed residential care homes, and implement a broad array of scattered-site, one-on-one supportive housing, and clinical case management programs through partnerships with developmental services, homeless services, veterans' services, and health care sectors.

JOB DESCRIPTION:

Under the direction of the Director, the Community Manager is responsible for daily management of a 15 unit HUD 811 PRAC property in the heart of San Francisco. This full-time position entails 20 hours of property management and 20 hours of providing direct supportive services to residents each week. A spacious two-bedroom apartment is a work perk and living onsite is required. Will be responsible for the supervision of a Maintenance Technician and support staff as needed.

ESSENTIAL FUNCTIONS:

  • Provide excellent person-centered property management services.
  • Foster opportunities to create community within the property.
  • Collect rent, maintain the rent roll, and make bank deposits.
  • Oversee and manage maintenance of the property utilizing Brilliant Corners maintenance Technicians and licensed and insured third-party Contractors and tracking property activity through work order software.
  • The Community Manager shall be responsible for all maintenance of the building and shall not engage in retaining maintenance supports from any residents.
  • Conducts property walks and inspections and ensures the completion of work orders.
  • Utilize software to perform resident income certifications, rent collection, subsidy billing, and other HUD-related compliance reports and duties per compliance.
  • Oversee the renovation of vacant units. Vet eligible residents for vacant units and ensure their move-in/move-out process is completed.
  • Maintain orderly and comprehensive resident, financial, and maintenance records (both physical and electronic files).
  • Work with partner agencies to maintain positive relationships, best practices, funding, and compliance.
  • Ensure that the commercial space is occupied, and that rent, lease, and commercial offices are in in good working order.
  • Coordinate directly with the BC Compliance Specialist to ensure that property tax exemptions are completed and any other county/city initiatives are completed in a timely manner.
  • Complete reports for the leadership team, Board of Directors, auditors and reporting agencies.
  • Represent the organization to public agencies, vendors, and the community as necessary/directed.
  • Respond to emergencies outside of normal work hours.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is frequently required to stand, walk, sit, and talk or hear. The employee is occasionally required to use hands to finger, handle, or feel and reach with hands and arms. The employee must occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

TRAVEL REQUIREMENTS

This position will entail minimal travel however travel may include visits to other properties, the Northern California BC headquarters, and occasional staff events.

WORK ENVIRONMENT

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Employee may be exposed to loud noises during emergencies. Work is performed inside approximately 75 percent of the time. Inspections, tours, site meetings, etc., may be performed, in part, outside. May be exposed to hazardous materials such as paints, cleaners, or other janitorial/maintenance materials. Expected to handle irritated, belligerent, or upset residents or visitors with calmness, diplomacy, and good social skills.

REPORTS TO: Director of Supportive Housing Management and Development (Director)

STATUS: Full-time, Exempt 40 hours per week (Nights and weekends may apply)

SALARY: $65,000/per year

Requirements

EXPERIENCE

  • Demonstrated property management experience related to managing affordable housing, permanent supportive house and/or multifamily dwelling units
  • Must be proficient with Microsoft Office suite, YARDI, Salesforce, or similar platforms
  • HUD compliance experience (HUD 811 is a plus!)
